Sustainable Solutions Corporation (SSC) managed the LEED for Existing Buildings (EB) program development and certification
process for the two Summit Buildings, which together represent 290,900 s.f. of Class A office space.
Managing this process included
- developing all policies and procedures to promote sustainability and energy efficiency throughout the building
- coordinating the implementation of all sustainability programs, policies and procedures with building managers, engineers and tenants
- preparing and managing all required documentation for LEED EB certification
- recommending technical improvements and implementing plans necessary for the buildings to achieve LEED EB certification and continuous performance improvement
- developing material for the marketing of the green benefits associated with the improvements made to the Summit Buildings
- developing Green Tenant Guidelines to aid tenants in improving the performance of their space
SSC has developed a practical LEED EB program designed to ensure long-term continuous performance improvement. This project has been
reviewed by the USGBC and was awarded Silver LEED EB Certification.

- A Green Site and Exterior Building Management Program has been created to reduce the environmental impacts of landscaping, snow removal, maintenance vehicles, exterior building cleaning, site irrigation, etc.
- The Summit Buildings have installed commuting bike racks and shower/changing facilities to become more bicycle friendly to reduce carbon footprint from commuting.
- Preferred parking for alternative fuel vehicles, hybrids, and carpoolers is provided.
- An innovative stormwater management system reduces impacts to the local watershed and environment.

- Low flow toilets and faucets reduce water consumption by over 30% compared to typical office buildings, which reduces the tenant's costs for water.
- Irrigation system utilizes moisture sensors to reduce irrigation water use, which reduces water consumption and costs.
- In addition, reduced water use from bulding faucets reduces energy consumption for water heating.

- Both Summit Buildings have undergone retro commissioning of all HVAC, lighting, and life safety systems. This ensures all equipment and systems are operating as designed for optimum energy efficiency and validates the exceptional performance of the preventative maintenance program.
- Summit I and II are ENERGY STAR Certified buildings, which means the buildings are more energy efficient than typical office buildings and also meet strict requirements for ventilation air, thermal comfort and lighting levels. This will save tenants money and also demonstrates that the buildings meet or exceed current industry standards.
- None of the HVAC equipment utilized in the buildings contains any ozone depleting substances. Many buildings still use older refrigerants which can impact the ozone layer.
- The building engineers are trained on energy efficiency and on all polices, procedures, and standards to ensure green building operations.
- Each building has a comprehensive preventative maintenance program which ensures the building equipment is running at peak efficiency.

- A comprehensive waste reduction policy and procedure has been developed which ensures waste reduction activities are integrated into all operations, including a comprehensive construction waste reduction program.
- A building waste audit has assisted with source reduction of waste and increased the overall building recycling rate to over 50%.
- The building recycling program has been simplified by hiring a company which takes all building waste and separates out paper, cardboard, cans bottles, etc. for recycling at their facility.
- A comprehensive sustainable purchasing policy and program has been developed which ensures the purchase of recycled content, bio-based, regional, and low VOC products for all building operations.

- A contemporary indoor air quality program has been developed which ensures optimum indoor air quality for tenants. This results in improved productivity and comfort for people working in the building, as compared to typical office buildings. Indoor air quality is tested annually by a third party to verify the program is providing maximum health and comfort for all tenants.
- A thermal comfort survey has been conducted, and a significant majority of the building occupants are very satisfied with their thermal comfort. This is usually an area that receives many complaints in typical buildings.
- The outside air system is designed to provide increased ventilation, which improves occupant comfort and productivity.
- A construction indoor air quality program and plan was developed to maximize healthy indoor air quality during renovation and construction activities.
- An integrated pest management program is utilized which minimizes the use of pesticides for any required pest control in the buildings.
- The Green Cleaning Program utilizes Green Seal chemicals, certified cleaning equipment and practices which ensure a healthy workplace for all tenants.
- The Summit Buildings include a design and space layout that provides daylighting for over 75% of the occupants, which helps to optimize productivity and health of the building occupants.
